If I decide to put my house in property management, am I forced to make my property a Section 8 or part of a government voucher program?

No, a private homeowner or landlord in our area of North Carolina is not legally required to accept Section 8 housing vouchers or other Federal Housing Choice Voucher programs. Other rules may apply in other parts of the state. North Carolina does not include source of income as a protected class under the North Carolina Fair Housing Act.

Can I reach you after hours?

Yes. We have an emergency line for urgent issues after hours. General inquiries will be handled during normal business hours.

What is the length of a signed lease?

Most standard leases are signed for one year. However, contract lengths are flexible and can vary based on what the owner and renter agree upon.

How fast can you start managing my property?

Right away! We can start managing your property as soon as the onboarding documents are completed and the home is ready for tenants.

Can I receive my rental proceeds via direct deposit, or do you only issue physical checks?

We offer both direct deposit and physical checks for owner disbursements. Distributions are processed multiple times per month, allowing you to choose the payment method that best fits your needs.

As the property owner, will I review and sign the lease agreement?

To keep the leasing process fast and efficient, owners do not need to sign the lease. Our team handles the execution on your behalf, and a fully completed copy will be automatically uploaded to your online portal for your records.

How is rent collected?

Wise Group Realty accepts both traditional and online payments to ensure a smooth, flexible process for all tenants.

How much do you charge the tenant for security deposits?

Security deposit amounts are tenant-specific, based on their qualifications and credentials. The amount will depend on the tenant’s credit history, rental background, and overall qualifications.

What type of reports do I get and how often?

We keep you fully in the loop with monthly income statements that break down the exact rent we collected and the expenses we paid out. When tax season rolls around, we also send over your owner's 1099 forms every year.

Where/who holds the tenant security deposit?

Tenant security deposits are kept in a dedicated trust account at a local bank.

How do I reset my password if I forget it?

Simply click the "Forgot Password" link on the main login screen, or contact our support team (910) 577-1830 to have a secure reset link sent to the email address on file.

Where are my reports/statements and current tenant lease?

You can find all your statements, reports, and current tenant lease(s) in your Owner Portal.

I have been approved for a rental! Before I hand over my deposit, can you confirm if it is refundable?

Yes, your security deposit is fully refundable. After you turn in your keys, Wise Group Realty conducts a thorough property inspection. We compare the final condition against baseline photos taken before your move-in. You will receive your full refund as long as the property has no damage beyond normal wear and tear and all lease terms are fulfilled.

How do I pay my rent?

You can pay your rent online or in person.

Payment Options:

  • Online Portal: Fast and secure. Processing fees apply.
  • In-Office: Drop off your payment directly at the office.
  • Drop Box: Use the secure drop box on the door of the office.

I want to get a pet. What do I do?

First, check your signed lease agreement (accessible on your portal) or call us at (910) 577-1830. If pets are allowed, contact our team to provide pictures for approval. Some properties allow pets and some do not. All pets must be approved and fees paid before moving into the property.

I have locked myself out of my house, OR I have lost my key, now what?

If you are locked out of your property, Wise Group Realty offers (3) fee-based options to help you get back inside. You can hire a local locksmith at your own expense, have our team unlock the door during normal business hours or visit our office to have a new key copied.

I want to move out, but my roommate wants to stay. What do I need to do?

Lease agreements typically require all tenants to be responsible for the full lease term. If one tenant wants to stay, we will need to verify that the remaining tenant qualifies on their own.

My lease expiration is approaching, and I want to move out OR STAY. What do I need to do?

A1. If You Plan to Move Out

  • Submit a formal written notice at least 30 days before your intended move-out date. Send email to leases@wgrinc.com.

A2. If You Want to Stay (Month-to-Month)

  • No Action Needed: Your original lease automatically converts to a month-to-month agreement at the end of the current term.

A3. If You Want to Renew for Another Year

How do I report a maintenance issue or broken item?

We are here to help. Please log in to your tenant portal to submit a maintenance request or call our office at (910) 577-1830.

Who is responsible for paying for repairs and maintenance requests submitted to the office?

Wise Group Realty, along with the homeowner, handles routine maintenance and repairs; however, tenants may be responsible for damages caused by negligence or misuse. All maintenance requests should be submitted promptly through your portal or by calling us at (910) 577-1830.

My pet died, but I already paid a deposit~ can I get another?

We hate to hear about the loss of a pet. Unfortunately, the deposit that you paid was for that specific animal. A new pet could have a different set of circumstances. Please send a message through your portal or contact the office at (910) 577-1830 to request approval.

I have orders, how do I break my lease?

Thank you for your service. If you need to break your lease due to PCS orders, submit a written notice (email) to vacate through your portal and upload a copy of your military orders for verification. Please ensure that this is submitted at least 30 days before you plan to move out.

I don't recognize a charge on my tenant ledger. What should I do?
