1. Browse & Tour
Explore our available homes online to find the perfect fit. Make sure to check the property description to verify its specific pet policy. Once you spot a home you love, you can schedule a tour right away.
2. Apply Securely Online
Ready to make it official? Fill out our simple online application through AppFolio. Everyone over the age of 18, who will live in the home needs to submit a separate application with their ID and proof of income.

To ensure your application can be processed quickly, please have the following digital copies ready to upload for every adult occupant (18+):

3. Review & Verification
We work fast to get you answers, usually approving applications quickly. To keep things fair and flexible, we do not have strict minimum income requirements. Instead, we look at your overall financial health and ensure your Debt-to-Income (DTI) ratio is 51% or lower. Tip: Let your previous landlords know we will be reaching out, as rental history verifications can sometimes extend this timeline!
4. Security Deposit & Sign
Once approved, we will send you security deposit instructions and digital lease instructions directly to the email address you provided! Drop off your security deposit, sign your lease electronically, pay your pro-rated rent, and get ready to unpack!
5. Power & Water
Power and water must be turned on in the tenant's name before keys are issued.
6. Move In
Keys are issued once all five steps are completed.

Per the state of North Carolina, applicants must be at least 18 years of age to legally enter into a signed lease agreement.
We process all rentals on a first-come, first-served basis and are unable to hold properties beforehand. The property is only officially secured once your application is approved and the security deposit is paid. We recommend applying quickly if you've found a home you love!
At Wise Group Realty, we look at the whole picture to make an approval decision. We’ll verify your income, take a look at your credit report, and review your past rental history (if you have any). All of these details are considered together to help us approve your application.
Unfortunately, we do not allow cosigners for rental applications.
We do not require a specific credit score. We look at the tenant’s entire financial situation before making a decision.
Upfront rental costs vary by property and your credit profile. The typical cost is below.
- Security deposit: Equal to one or two months of rent.
- First Month's Rent: Pro-rated for the days left in the month.
- Pet fees: Non-refundable (if applicable).
No problem at all! Just provide us with your name and preferred phone number, and we will have an agent call to set up a walkthrough.
Absolutely! As long as you trust their judgment on the condition of the home and its location, we trust them, too. Just keep in mind that if you secure the property based on their advice and later change your mind after arriving, the security deposit cannot be refunded.

Unfortunately, application fees are non-refundable. This fee covers the cost of pulling your third-party credit report and reviewing your application.

No. Wise Group Realty does not require both the first and last month's rent upfront. To receive your move-in keys, you only need to pay:
